Most lenders and/or title companies require that the seller of real estate prove that their real estate taxes have been paid for the current year and previous two years. The title company or attorney requests the proof, which is provided by the Real Estate Department via a Tax Certification. There is a $40.00 fee for this certification which covers the current year and the past three years of tax payments.
