What kind of variance or exception should I apply for?

What kind of variance or exception you should apply for depends on the case. First you will want to consult the zoning code located here.

  • If a use or dimensional requirement is banned in your zoning classification than you will want to apply for a variance.
  • If it is listed as an S in the use chart then you will want to apply for a Special Exception.
  • If it is listed as an A in the chart then you will want to apply for an Administrator's Exception.
  • If it is listed as a C then you will want to apply for a Conditional Exception.

Variances and Special Exceptions are brought up before the Zoning Board of Approval.  Administrator's Exceptions can be granted directly by an Administrator. Conditional Exceptions are approved by City Council after review by the Planning Commission.
